Applying for a property
Once you have seen a property with us you will be asked to complete a Tenancy Application Form. This will need to be completed by each occupier over the age of 18. When you apply, an Application Fee will be payable together with a deposit to secure the property for you.

References
We engage an independant referencing company to undertake references on our behalf. Your employer and previous landlord will be asked for a reference and a credit check will be carried out. These usually take seven working days to be completed although it is advisable to allow ten.

The Tenancy Agreement
This is usually an Assured Shorthold Tenancy Agreement and will be for a mimimum period of six months. This is a legally binding document and you will be committed to pay the rent until the end of the term.

Pets
Many Landlords are not keen to let their properties to tenant with pets. Some will, however, and in these cases a refundable pet deposit of £100 per pet is payable. This is refunded approximately two weeks after your departure to ensure that the property has been left in good order.

Deposits
A deposit is required before you take occupation. This is usually equal to one months rent plus £100.

The deposit is held to cover your liabilities under the tenancy and any breakages or damage. Your deposit will be be refunded after you have fully vacated the property, returned all the keys and have advised us of your forwarding address.
Rent
Rents are normally quoted per calendar month. Rents are payable monthly in advance by standing order only.

Utilities
The rent quoted to you is exclusive of the following:-
Water charges, council tax, gas, electricity, oil, telephone connection and rental charges and TV licence. You should contact the utility companies five working days before you take occupation to ensure that you have services when you move in.

Contents Insurance
You are responsible for insuring your own contents and those of the Landlord in case of accidental damage. We can provide an insurance policy, please contact us for details.
