Our fees to tenants

So that we are clear and up front with you we’ve compiled a list below of the work involved in what we do to give you an idea of how we work:



  • Application fee £200.00 (inc VAT) for up to one tenant

Referencing up to one tenant (identity, immigration and visa confirmation, financial credit checks, obtaining references from current and/or previous employers / landlords and any other relevant information to assess affordability) as well as initial contract negotiation.


  • Additional Tenant fee £100.00 (inc VAT) per tenant

Processing the application, associated paperwork and referencing as above. Any person over the age of 18 must complete an application form and may be treated as a permitted occupier


  • Tenancy preparation fee £100.00 (inc VAT) per property

The creation of the tenancy agreement (incorporating any pre-agreed terms) and required notices and our time cost to protect the tenancy deposit in accordance with Tenancy Deposit Legislation and issuing of a Deposit Protection Certificate.


  • Company application fee £200.00 (inc VAT)

Referencing of one company (financial credit checks, including Companies House Searches as appropriate, obtaining references from an accountant and/or trade references and relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.


  • Tenancy deposit.

This is not a fee as such but we feel this should be included in this section to be clear. In all cases we will ask for a deposit which will be equal to one months rent + £100. This will be held and protected in accordance with Tenancy Deposit Regulation.


  • Pet Deposit Returnable additional Security Deposit of £100.00 per pet, subject to Landlord acceptance.

To cover the added risk of property damage. This will be protected with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy.




  • Refund overpayments (at any time) £10.00 (inc VAT)

If you make any overpayments to us for any reason this is our time cost charge to make the refund.


  • Early termination fee £240.00 (inc VAT)

Ending a tenancy earlier than the contractual term (only with the pre agreed consent of the Landlord). If you would like to end your tenancy agreement earlier than the end of your contractual term, this charge is payable to cover our time cost and to cover the costs of the next tenant check-in.


  • Addition and/or removal of a tenant £200.00 (inc VAT)

Removal and issuing of replacement tenancy agreement (only with the pre agreed consent of the Landlord), referencing of remaining tenant or referencing on new intending tenant, negotiation and creation of updated tenancy agreement.


  • Tenancy renewal fee (tenant’s share) £80.00 (inc VAT)

Contract negotiation, amending, updating terms and deposit Protection and issuing updated Deposit Protection Certificates and arranging a further tenancy and agreement.


  • Checkout fee £75.00 (inc VAT)

The cost of carrying out the final inspection and checking the property condition against the inventory and schedule of condition.


  • Future Landlord Reference Fee £40.00 (inc VAT) per reference request

Collating information and preparing a reference for a future landlord or letting agent.


  • Unpaid Rent / Returned Payments Interest at 8% above Bank of England Base Rate from date due.
