1: Finding the right home for you

It is important that you give yourself the right amount of time so that you do not rush in to making a decision. You will find all our of available stock on our website and on property portals such as Rightmove, Zoopla and On The Market.

In normal circumstances we suggest that you allow a two week period for us to assess your application and obtain the appropriate references prior to you being able to move in.

2: How do I know if I can afford the property?

This information is also available in our Tenant FAQs, along with a number of other useful questions and answers which we hope you find helpful.

We base your affordability on the rental amount multiplied by 30, this is the amount of annual income required. For instance, the amount of combined income required if the rent was £650 would be £19,500 per annum, i.e. the rent of £650 per calendar month x 30 = £19,500 annual required income.

3: I have seen a property and I would like to view it!

Please contact one of the team either by phone or email and we will do our best to organise a suitable viewing time.

Our safety processes allow us to operate in a safest manner for the protection of us all.

It is important that you assess the property condition when you view it. Unless you are advised otherwise or specifically make a request for works then this is the condition that the property will be supplied to you in.

4: How do I complete the application form and secure the property?

If you had expressed an interest in the property at the appointment, then you would have been presented with an application form. If you were not for any reason, then please email home@letters.co.uk and a member of our team will send one to you.

The application form will explain everything that is required to make it as clear as possible.

Each adult who will be residing in the property will need to complete a separate form.

Once you have completed the forms, we ask that you scan your application and email it to us at home@letters.co.uk. During this time of COVID please do not visit our office without an appointment as we have a locked door policy.

If we are in receipt of more than one application for a property, we will present the applications to the Landlord before anyone pays any money and it will be their decision who they wish to proceed with. Only after the Landlord has decided to accept an application will you be asked to pay a holding deposit.

5: What happens if I my application is accepted by Landlord?

If your application is accepted by the Landlord, this is always subject to references of course, we will begin the process of preparing the property and your tenancy in readiness of the agreed move in date that was stated in your application.

On the day that you are due to move in we will arrange for you to visit our office to complete your tenancy agreement and sign for the keys.
