During the pandemic new rulings were bought in to protect tenants in rented properties. These were known as the Coronavirus Act 2000. During the time the UK government increased all notices to six months for most grounds. These grounds included Section 21 notices. However, there were some exemptions for the most serious of cases.

From 21st June 2021 until 30th September 2021 notice periods have been four months in most circumstances. Again, there has been some exemptions for the most serious cases. In cases where there are less than four months of unpaid rent the notice periods have been reduced to two months’ notice from 1st August 2021.

However, moving forward as we are all coming out of the pandemic and businesses are recovering, standard notice periods will return to their pre-coronavirus pandemic lengths as on 1st October 2021.

The UK Government intent to retain power to implement any similar measures again in the future if the public health situation was to worsen again. The Coronavirus Act 2020 legislation has been tabled that is retains the ability for the UK Government to reapply longer notice periods until 25th March 2022 as a backstep.

Further to this, the UK government will update the landlord, the tenant and the local authority with renting advice. This will also include court guidance ahead of the 1st October 2021 changes. This information will reflect that notice periods will be reverting to their pre-coronavirus pandemic lengths. There will also be updated prescribed forms that reflect the return to the pre-coronavirus pandemic lengths.
